Cost Segregation Services

Cost Segregation is the allocation of property costs into various property types which allows owners of properties to increase their cash flows by utilizing shorter recovery periods and accelerated depreciation methods. The segregation process separates the asset into personal property, land improvements, or real property categories.  Personal property components and land improvements have a shorter recovery period than real property and can be depreciated much sooner. This acceleration of the depreciation deduction results in increased cash flow in the near term.

The engineer will examine all components of your structure and determine if they are necessary to the operation of the building or if they are necessary to the operations of the business. Those that are directly associated with the business are generally personal property and can be depreciated more quickly. Once the engineer segregates the structure's components, an accountant will then develop a new depreciation schedule and file for a Change in Accounting.

A Study can be conducted at anytime. The value to you depends on the book value of the asset, and therefore it is generally best to do early in the life of the asset, or ideally, during design.
